    7 sales is pretty good given the market they opened in.

    That's almost 50% sold out, already.

    I think it's interesting that this site has done so well, it's not the best part of town, but I guess the Lite Rail is within walking distance, and that area has upside given the parking lots that could be bought and built on.

    Anything within walking distance to Piccolo's is a win in my book

    It is also interesting that they don't have studio's and one beds for sale?

    Has anyone been to sales office? If so what are your thoughts?

    Alright, like most properties there are pro's and con's......

    Pro's
    • I like white kitchens, it really helps give a home a larger and airy feel, especially when the kitchen is not so big.
    • I like the aesthetics of the bathroom, the visual appeal here is well done, I am a big fan of incorporating rich woods with refined stones.
    • Price point is good.
    • Duplex is nice and the large terrace is a big plus.
    • The 2 bed has a large living room
    Con's
    • Small bedrooms(master), but if you don't spend alot of time in your bedroom, then not a big deal
    • Kitchen is on the small side.
    • Bathroom's don't have a dual vanity and/or seperate shower and tub
    • Location is not ideal, but as mentioned before it is walking distance to the best steak sandwich spot any where.
    Any one else have an opinion, and NO Piccolo's is not up for debate.

    Here's snipet from the article....
    " Vesta Hoboken continues to make headlines that contradict the sluggish real estate market felt throughout the region as a newsworthy 63% of its 16 condominium homes have now been sold."

    Here's a little background on the developer of Vesta....
    "The Vesta Group is no stranger to sales success. The developer has a strong track record of creating design-driven, luxury residential properties that appeal to savvy homebuyers in such fashionable areas as TriBeCa and Chelsea."

    65% already, that's pretty a good pace even for a strong real estate market.

    This kind of community and it's strong sales continues to lead me to believe that buyers in this market are looking for luxury, but not at the cost of value.

    This is just a snipet from the article fro current pricing, I would call the sales office, but this article is from 8/11/09 so it's pretty recent....

    The reason you spend the money to live in a place like Hoboken, is for the convenience. The biggest being transportation. The PATH is way to far away from that location.
