Bayfront sets in motion the transformation of a key section of Jersey City’s west side. The Redevelopment Plan is sweeping and when completed will boast new housing, retail, office space, parkland and many other amenities. Hundreds of Jersey City residents, business owners, government officials and faculty from New Jersey City University worked with Urban Planner Tony Nelessen in 2003 to create the Bayside Plan, a true public/private partnership. After incorporating data from public visioning sessions, interviews with stakeholders, and community surveys, the plan was completed. In addition to the clear benefits to residents and the environment, there exists a strong economic value to the plan. It is estimated that redevelopment of Jersey City’s west side would generate substantial city tax revenues when the project is completed. What’s more, thousands of new jobs will be created throughout the process.

Bayfront, which is part of a larger vision called the Jersey City Bayside Development Plan, presents a unique opportunity for Jersey City. It transforms old industrial, commercial, and municipal sites into a new pedestrian friendly urban neighborhood that will be a model of environmentally-conscious design.

 

The Bayfront Redevelopment Plan focuses on one of Jersey City’s most underused natural assets, the Hackensack River, by featuring new parks, recreation space and a waterfront park walkway. It adopts basic components of urban Smart Growth with access to mass transit, green spaces and paths for pedestrians and cyclists. New offices and residences will be built with the environment in mind. The plan envisions incorporating sustainable design standards that address renewable energy and materials, a sustainable stormwater management plan, and green roofs and terraces. It also incorporates two parks extending from Route 440 to the Hackensack River as well as the continuation of the Riverwalk in Society Hill.

Bayfront residential structures are intended to be a combination of multi-story residential units, new residential condominiums and apartment towers. Retail will be the focus along a pedestrian way and the transit plaza creating a European style shopping street in Jersey City. Enhancing the sustainability of Bayfront will be the creation of a jobs-to-housing balance through the incorporation of new professional office space.

 

 

I think it’s going to be a long and drawn out process without taking into account the current market conditions.  Given the diffuculty of securing large construction loans especially for condo development and the remediation process, I think we may see quite a few changes to this plan before implementation.  The fact that the process is moving forward is promising, but inconclusive of the final outcome.

This project is ambitious and seriously needed.  Jersey City’s West side has gone under utilzed for far too long.  With proper management, planning and implementation of smart growth and sustainable building principles, this project will have a signifanct impact on the future of our great city. 

Monaco Towers (San Remo and Monaco I and II), Jersey City

Monaco Towers (San Remo and Monaco I & II) are a $210 million residential and retail development spanning Washington Boulevard from Fourth to Sixth Streets in Jersey City, NJ.

Monaco Towers will be comprised 524 rental homes and 11,000 square feet of retail space, in two 50-story high-rise buildings. This Jersey City development project is a joint venture between the Jersey City based Garden State Developers and Roseland Property Co.

Monaco Towers are currently scheduled for completion by 2011.

Locally Located.com will be launching in early January 2009.

In order to best facilitate these ideas we created a online social haven in the form of blogs, forums, and “Talk to a Local”.  Blogs and forums have firmly rooted their place in American real estate culture. “Talk to a Local” is a question and answer platform to post a question about Jersey City or Hoboken and receive a quick response from a local in the know.  We will get into more detail on all three at a later date.
